Frequently Asked Questions

  • What is a Decorative Concrete Overlay?

A Decorative Concrete Overlay is a polymer modified concrete mix designed to give all the benefits of concrete and the ability to stick to almost any substrate both vertically and horizontally. A Concrete Overlay gives excellent protective strength and durability, while adding a decorative or enhanced look. Mimicking stone, tile, brick, slate, wood, stucco, spray deck, and many other looks.

  • How durable is a Decorative Concrete Overlay?

A Decorative Concrete Overlay if maintained and resealed properly, becomes a permanent topping to the existing substrate and can last 20 years and beyond. To maintain the overlay it should be resealed approximately every 3 to 5 years. We also provide this service.

  • How thick are Decorative Concrete Overlays?

Typically our overlays are applied 3/8“ thick horizontally and 3/4" for a vertical surface. This will vary based on the design you've chosen.

  • How should I clean my Decorative Concrete Overlay?

Pressure washing on the lowest setting is the best way to clean exterior overlays. Household cleaners are great for spot cleaning of spills and stains, but only use a mild cleaner without ammonia or bleach. Follow with a good rinsing. For interior areas, we recommend using a mild detergent or PH neutral cleaners. Do not use ammonia or bleach.

  • What if my existing concrete has cracks?

If the concrete slab has existing cracks, We will use our crack bridging system which generally eliminates further issues, however, existing concrete is unpredictable and there is a chance they could mirror up thru the overlay. We can give you a good idea of what to expect after we see the cracks during the estimate. If the concrete slab develops a future crack due to settling or erosion from water, this will cause the overlay to crack. All of our efforts will go in to preventing future cracks. Cracks, however, can always be addressed during the reseal/maintenance process.

  • How long does an overlay installation take?

A normal installation typically takes 2–3 days to complete depending on the size of the area and the design you've chosen. After installation, you would want to plan on a 24 hours curing time for foot traffic, and 72 hours curing time for vehical traffic.

  • How is the overlay priced?

Our overlays are priced by the square foot. If there is sealer, mastic, or any other bond inhibitors present, there will be and additional charge to remove this from the concrete surface. All prices per square foot are dependent on several factors including the condition of the existing surface, the design chosen, and whether your application is horizontal or vertical. For these reasons we are unable to give you a price before we look at the area and discuss designs with you during a free estimate.
